Adverse Weather: Winter is a beautiful time of year to visit Liberty Retreat. We maintain a gravel driveway which normally serves us well. When heavy snow arrives, it could be impassible even with a four-wheel drive vehicle. However, there will be no refunds due to adverse weather conditions. We will adhere to our cancellation policy below. ⚠️⚠️
Age: You must be at least 21 years of age with a proven track record to rent our property.
Cancellation: Any cancellation made 15 days or more before arrival will receive 100% refund or we can reschedule for you. Any cancellation made 8-14 days before arrival date will receive a 50% refund. Any cancellation made 7 days or less before arrival date will receive NO refund. Early departures will not be refunded.
Check-In: Check-in begins at 4:00pm. On the day of your arrival we will contact you, usually around 2:00pm. We will ask you for an ETA. Arrival time between 4-7pm will be in-person check-in. We will meet you at the cottage to show you in, point out key features & answer any questions. You will be required to complete and sign the acknowledgement of company policies and liability waiver at check-in.
Check-Out: Check-Out is before 11:00am. We must strictly enforce check out time to ensure preparation for our incoming guests. To avoid excessive cleaning charges, follow the check-out guide at the cottage. Just tidy up, wash dishes or place in dishwasher, put used towels in basket, take out trash, return the keys to the hook.
Excessive Cleaning & Damages: If you notice any problems or damage upon arrival, please let us know right away. Guests are responsible to pay for any damage caused by the guest or invitees. Normal wear and tear is expected. It is rare, but accidents do happen. We must reserve the right to charge you for damages or excessive cleaning. We expect your co-operation in collecting for damages or excessive cleaning. To avoid excessive cleaning charges, follow the simple check-out procedure in the guest book. You’ll be fine. We do expect a little common courtesy.
Identification: Upon arrival, you may be required to show photo ID, to confirm that the person who booked our property is in fact the person who is checking in. We do not allow 3rd party bookings.
Inventory: We have a complete inventory of every item in the cottage. If something comes up missing, you will be notified and charged the replacement cost of the item.
Liability: Our property is in a rural area, with natural habitat, bugs, bees, ticks, flies, mosquitos, snakes and other potential hazards; cliffs, rock ledges, slippery water ways, poison ivy, briars, etc. As for any outdoor activity, we highly encourage you to bring insect & tick repellant and hiking boots. We are not responsible for any accidents, injury, infection, etc. You are engaging in recreational activity with risks involved. ⚠️⚠️
Mechanical/Utilities: Every effort is made to maintain the mechanical systems of the cottage. However, utilities (electric, water, gas), as well as electrical and mechanical systems do occasionally fail. The plumbing, electrical, heating and cooling as well as all appliances are checked prior to each guest's arrival. Please let us know immediately if you encounter a problem during your visit. We will attempt to remedy any problem as quickly as possible. In the event of a power outage, we have propane stove for heat & oil lamps for light. However, we will not make any concession for the loss of use of utilities, mechanicals or appliances.
Sorry, No Pets: We are certain that your pets are marvelous creatures. But they leave behind hair, dander & odors that others may find offensive. Just to be clear, a service dog has significant training to perform a specific task for a disabled person. The ADA mandates service dogs be permitted. If you plan to bring a service dog, please let us know so we can make reasonable accommodations. The ADA nor the State of Ohio mandate accommodations for Emotional Support Animals (ESAs). Airbnb & Vrbo policies do not require accommodations for ESAs, except in some jurisdictions, NY & California. Therefore, we do not offer accommodations for ESAs. Sorry, No ESAs.
We have two, free roaming pets. Ellie, the black Lab and Wednesday, the black cat. They are both very people friendly & serve as our official greeters. Let us know if we need to confine them.
Smoking: THE FIREPIT IS THE DESIGNATED SMOKING AREA. SMOKING IS PERMITTED ONLY AT THE FIREPIT. Please place your butts in the firepit. You may not smoke in the cottage or on the trails or anywhere else on the property. We reserve the right to charge you for additional cleaning services, up to $500.
Visitors, Parties, Events: VISTORS ARE NOT PERMITTED. AT NO TIME SHALL THE NUMBER OF GUESTS EXCEED THE NUMBER OF GUEST YOU MADE RESERVATIONS FOR. IF YOU BOOK FOR TWO(2), ONLY TWO GUESTS ARE PERMITED ON THE PROPERTY. Here at Liberty Retreat we offer a relaxing, peaceful getaway for up to four (4) people. As our guest, you have access to 70 private acres. Our goal is to keep it private.
